“Which? Advises on Mortgage Overpayments vs. Savings”

Published on

Which? has assessed the value of overpaying your mortgage versus utilizing spare cash for other purposes. Making overpayments on your mortgage could potentially lead to significant interest savings and a shorter mortgage term, but it may not be suitable for everyone.

According to Which?, if your mortgage rate surpasses your savings rate, focusing on overpaying your mortgage might be more advantageous. The organization emphasizes that having a savings account with an equivalent interest rate to your mortgage would yield similar returns.

Investing is also an option to consider, as highlighted by analysis from investment platform IG. UK stock market investors have historically experienced higher real returns compared to cash savers, although investing carries inherent risks, and returns are not guaranteed.

Using a scenario of a £200,000 mortgage with a 5% interest rate and 30 years remaining, Which? demonstrated the impact of different levels of overpayments. Incremental overpayments could significantly reduce the mortgage term and save on interest payments.

Furthermore, Which? explored the outcomes of saving or investing £250 monthly. Investing with a 7% return could potentially build a substantial pot over time, allowing for early mortgage repayment. However, savings with a 4% rate would also lead to considerable interest savings over the long term.

It is essential to consider factors such as changing mortgage rates, varying savings rates, and investment returns when deciding whether to overpay a mortgage. Reena Sewraz, a Which? Money Expert, advised that the best approach depends on individual circumstances, risk tolerance, and financial goals.

In conclusion, it is recommended to establish an emergency fund, manage other debts, review overpayment terms with your lender, assess potential improvements in loan-to-value ratios, consider tax implications, and evaluate options like offset mortgages before making a decision.
