A significant development project has been unveiled following the acquisition of Cambridge Airport and its adjacent land by developers. The new owners, Homes England and The Hill Group, have disclosed plans to construct 10,000 residences and generate 9,000 job opportunities. Additionally, a new railway station is set to be erected on the site, along with potential amenities such as a stadium, venues, and film studios.
Andy Hill, the founder and CEO of The Hill Group, emphasized that the project entails not only the residential units but also key infrastructure components like a railway station and a park-and-ride facility. Homes England highlighted that the upcoming Cambridge East development will be one of the largest urban extension endeavors in the UK after the acquisition from the Marshall Group.
Describing the endeavor as a chance to establish a vibrant and sustainable neighborhood, Mr. Hill expressed openness to ideas from all stakeholders to make Cambridge East a premier destination in the region. Local input will play a pivotal role in shaping the masterplan, ensuring that the development aligns with community preferences.
Spanning approximately 700 acres and encompassing Cambridge City Airport and neighboring land, the project is slated to deliver around three million square feet of commercial space. Amy Rees, CEO of Homes England, lauded the collaboration between public and private sectors, emphasizing the significance of creating new homes and fostering sustainable communities for local residents.
The proposed Cambridge East station aims to connect the new development to key locations such as central Cambridge, London, Bedford, and Oxford. The Marshall Group is expected to relocate its operations by mid-2029, with an initial phase comprising up to 500 homes commencing the same year.
Peter Freeman CBE, Chair of the Cambridge Growth Company partnering with The Hill Group on the initiative, described Cambridge East as a transformative project with the potential to shape the city’s future significantly. Housing Secretary Steve Reed praised the plans, highlighting their alignment with the country’s need for innovative communities that offer housing opportunities, employment prospects, efficient transport links, and green spaces.
