“Hidden Japanese Knotweed Costs Homeowners £15,000”

A couple who invested in a stunning Victorian residence with five bedrooms faced a setback in their renovation plans upon uncovering a hidden Japanese knotweed infestation, leading to an additional expense of £15,000. Nathan Hannaway and his partner purchased the property in a well-to-do neighborhood for £430,000, only to discover the invasive plant in their backyard later on.

Japanese knotweed is a fast-growing invasive weed that can quickly take over gardens, posing a challenge to remove due to its aggressive nature, which stifles other vegetation, obstructs light, damages structures like fences and sheds, and often goes unnoticed until it becomes a significant problem.

The couple had to allocate £15,000 towards eradicating the Japanese knotweed infestation, derailing their plans to revamp the garden and expand their living space. Initially unfamiliar with the plant, Nathan, aged 33 and a wind-turbine testing company owner, researched its characteristics and identified multiple growth points in their new property.

Their neighborhood, Whitehall in Darwen, Lancashire, emerged as one of the hotspots for Japanese knotweed infestations in the UK, with Environet’s data indicating a high prevalence of the plant in the area. The local community, including long-term residents like Nathan’s neighbor Brian Hartley, 84, has witnessed the relentless spread of knotweed over the years, highlighting the challenges of containment.

Efforts to combat Japanese knotweed involve injecting glyphosate weedkiller into mature stems to target the extensive underground root system. The plant’s rapid growth rate, reaching up to 10cm daily in warm weather and expanding up to three meters in a single season, poses a persistent threat that requires proactive management.

Propertymark advises that disclosing the presence of Japanese knotweed is crucial in real estate transactions, as it can impact property values, lead to transaction delays, and even cause sales to fall through. Data compiled by Environet ranks Blackburn with Darwen as one of the worst-affected areas in the UK, underscoring the need for vigilant control measures to curb the plant’s spread.
