The latest rankings of the most favorable cities for first-time homebuyers to enter the property market have been unveiled, with a Scottish city securing the top position for the fourth consecutive year.
Glasgow has once again claimed the top spot in the Aldermore First-Time Buyer (FTB) Appeal Index.
The ranking methodology considers not only house prices and deposits but also factors crucial to first-time buyers like commute durations, nearby amenities, and the proportion of young residents in the area.
Glasgow emerged as the leading city with an average initial buyer property price of £168,828 and a typical deposit of £31,856, coupled with an anticipated annual price appreciation of 6.8%. In comparison, the average house price across the UK stands at £269,000 according to official figures.
Furthermore, Glasgow was commended for boasting the highest concentration of 25 to 35-year-olds among all cities, as well as a thriving local business sector and expanding employment opportunities.
On the other hand, several Scottish cities witnessed a decline in their rankings, with Dundee, Aberdeen, and Edinburgh being replaced by predominantly northern English cities, with Liverpool and Newcastle securing the second and third positions.
Southern commuter belt areas and coastal regions continue to present challenges in terms of affordability, with Maidstone, Basildon, Southend, and Chelmsford ranking lowest on the list.
Jon Cooper, the mortgages director at Aldermore, remarked, “Glasgow remains the top choice for first-time homebuyers for the fourth consecutive year, with northern cities maintaining strong positions in our rankings.”
Cooper added, “Though affordability hurdles persist, particularly in the south of England, our study reveals pockets of opportunity for those embarking on their property ownership journey.”
He also welcomed the recent proposals by the Financial Conduct Authority (FCA) regarding potential changes to mortgage regulations in the UK, aiming to facilitate access to property ownership for first-time buyers and self-employed individuals.
Cooper advised, “First-time buyers would benefit from engaging a mortgage broker to guide them through this process. A broker can offer tailored support to secure the best possible deal efficiently, saving time and reducing stress.”
