Rightmove has unveiled the 25 towns that experienced the largest surge in property prices in 2025.
Leading the list was Hawick in Roxburghshire, located in the Scottish Borders, where the average home asking price rose by 18% to reach £148,633. Following closely behind was Durham, with asking prices up by 15% to £251,339, and Stannington in Sheffield with a 12% increase to £264,078.
The top growth areas identified by Rightmove in 2025 predominantly featured affordable regions, with the top 50 areas averaging an asking price of £270,711 – significantly lower than the national average of £368,031.
By the end of 2025, the national average asking prices had dipped by 0.6% compared to the previous year. Scotland stood out as the most represented region in the top 50 list, with 12 locations, while the North West and Yorkshire & The Humber followed closely with 8 each. Notably, London, with an average asking price of £679,782, did not make it to the top 50 for price growth.
According to Rightmove, affordability played a crucial role in driving price growth in 2025, particularly in areas close to city centers due to the ongoing trend of businesses requiring more in-office presence. Additionally, locations near universities or major NHS trusts also saw increased demand, contributing to price growth.
Colleen Babcock, a property expert at Rightmove, highlighted the higher demand for homes within affordable price ranges, which in turn fueled price growth in those areas.
