With the Rent to Own mortgage, individuals can borrow up to £350,000, provided they earn a minimum of £25,000 annually. The loan amount is limited to 133% of the applicant’s current monthly rent, based on the UK average rent of £1,366 per month. Prospective borrowers must undergo standard credit assessments.
This unique mortgage option offers a fixed interest rate of 5.79% for five years, albeit at a higher cost compared to other products in the market that necessitate a deposit. For instance, Leek Building Society offers a 4.56% rate for five years with a 5% deposit, while Co-operative Bank provides a 4.5% fixed rate for two years with a 5% deposit.
Experts caution that opting for a 100% mortgage could expose buyers to potential negative equity if property values decline. Ranald Mitchell, Director at Charwin Mortgages, highlights the importance of financial discipline and maintaining a strong payment record to mitigate risks associated with such specialized mortgage offerings.
In a similar initiative, Skipton Building Society launched the Track Record Mortgage in 2023, catering to renters with a solid 12-month rent payment history and a favorable credit profile. Applicants must ensure that their monthly mortgage payment does not exceed the average of their previous six months’ rental expenses. While various no deposit mortgage options exist, some require borrowers to have a guarantor, typically a homeowner family member or friend who agrees to cover missed mortgage payments if necessary.
